How this site works — and what using it means.

Pando Midwest Investments is a small wholesale real estate operator. This page explains how the site, agent portal, investor access, and SMS notifications are structured — written as plainly as we can manage. Legal counsel review is pending; if you spot something unclear, tell us.

§1

Who we are

Pando Midwest Investments is a real estate wholesaler acquiring marketable interest in Midwestern river-town properties. We operate from Salt Lake City with local networks in each market we work in. See /disclosures for the Iowa HF 2374 structure.

§2

What this site does

This site hosts three things:

  • Public marketing — pages describing Pando, our buy-box, past deals, and the 15:1 Impact commitment.
  • Investor intake and Deals Room — approved investors see active deals personalized to their lens preferences.
  • Agent submission portal — licensed real estate agents submit properties for Pando to evaluate.

We don't execute transactions through this site. Closings happen offline through standard title and escrow.

§3

Who can use the site

You must be at least 18 years old and a resident of the United States. Agents registering for the portal must be licensed real estate professionals in a jurisdiction where we do business.

§4

Accounts and authentication

You're responsible for keeping your sign-in credentials secure. Don't share your account. We use magic-link email authentication; if you lose access to your email, contact us to recover.

§5

Agent submissions

When you submit a property through the agent portal, you grant Pando the right to review, evaluate, share with prospective investors, and (if accepted) use the submitted data and photos to publish the deal. Submission does not create a contract with Pando or the seller. Pando may accept, reject, or request more information at its discretion.

If we accept and publish your submission, our standard commission arrangement applies. MLS-listed properties pay through the listing agent's standard commission; properties not listed on the MLS receive a sourcing commission at close. Specifics are confirmed during agent onboarding.

§6

Investor access

The Deals Room is available to approved investors only. Approval is at Pando's discretion and is not transferable. Your lens preferences personalize the deal ranking you see; they do not constitute investment advice.

Reservations hold a deal for 48 hours. If you don't proceed to contract within the reservation window, the deal returns to the pool.

§7

SMS notifications

Pando offers SMS notifications for property submission status updates (accepted / rejected / needs more info / published) and deal-related account events. SMS is opt-in only.

  • Opt-in — you request SMS by setting your notification preference in the portal and replying YES to our confirmation text.
  • Frequency — low. Typically 1–4 messages per month, sent only on state changes.
  • Message and data rates may apply — standard messaging rates from your carrier.
  • Carrier liability — carriers are not liable for undelivered messages.
  • Reply STOP to opt outat any time. Opt-out is confirmed immediately and you'll receive no further messages unless you reply START to re-enable.
  • Reply HELP for information about the program and a link to these terms.
  • Supported carriers— all major US carriers (AT&T, T-Mobile, Verizon, US Cellular, plus regional and MVNO carriers).

You can also opt out via the Notification preferences page in your portal account — same effect as replying STOP.

§8

Financial disclaimers

Pando is not a real estate broker in the traditional sense, not an investment advisor, and not a securities syndicator. We acquire marketable interests and assign them; see /disclosures for the full structure.

Nothing on this site is an offer to sell securities, an investment recommendation, or a guarantee of return. Past transactions don't indicate future outcomes. Every investor is responsible for their own diligence and their own tax, legal, and financial advisors.

§9

Intellectual property

Site content, design, buy-box methodology, and the Intelligence Console voice are Pando's intellectual property. You may not copy or commercially reproduce them.

When you submit photos or property data to Pando, you grant us a non-exclusive, royalty-free, perpetual license to use that content to evaluate, market, and transact the property — including publishing to approved investors — for the lifetime of the deal.

§10

Limitation of liability

To the maximum extent permitted by law, Pando is not liable for indirect, incidental, special, consequential, or punitive damages arising out of your use of the site. Our aggregate liability to you for any claim is capped at one hundred dollars ($100) or the amount you've paid Pando in the preceding twelve months, whichever is greater.

This cap doesn't apply to claims arising from Pando's gross negligence, willful misconduct, or fraud.

§11

Governing law

For matters touching real property (acquisitions, assignments, transfers), Iowa law governs. For all other operational matters, Utah law applies. Venue for disputes is the Utah state courts; property-specific matters may be litigated in the jurisdiction where the property is located.

§12

Changes to these terms

We update these terms when our operations, legal obligations, or service scope change. Material changes are announced via email to account holders with at least 30 days' notice before they take effect. The version and effective date at the top of this page reflect the current terms.
